Notes on prices:

A discount of 10% is offered for booking a second week. There is no discount for a second week in July or August. Minimum rental is 3 nights at 70-95 euro per night, depending on the time of year.

Deposit:

A booking deposit of EUR200 per week is required to secure a reservation. The balance of the rental is payable 8 weeks prior to the rental period. A refundable security deposit EUR200 (against any damage or additional cleaning) is payable locally on arrival. This will be returned by bank transfer once the house has been checked (within 7 days of your departure). Please ensure you have fully comprehensive / all risks insurance. The owner of the property accepts no responsibility for accidents of any nature occurring within the boundaires of the property, or use of any facilities and equipment. Use of the property and its facilities is entirely at your own risk. It is recommended that you take out adequate travel insurance Credit Card Payments: Payment via PayPal is accepted with a 3.5% surcharge for PayPal fees

Changeover day:

Saturday is preferred but is not always necessary.

Check out is at 10am on the day of departure. You will have access to the property from 3pm on the day of arrival. These times may be altered by prior arrangement depending on departure/arrival times of other guests.

Accommodation   Bedrooms: Bedroom 1 ensuite with very comfy king size bed. Air Conditioning. Bedroom 2 with new bunk beds and fan. Bedroom 3 with a single bed and fan. Bathrooms: Bathrooms - each with shower, wc, wash basin, mirrors. Kitchen: Fitted kitchen, cooker with oven and grill, 4 ring hob, fridge/freezer, smoothie maker, cafetiere. Living Rooms: Lounge with TV and DVD/CD player. Leather 3 piece suite. Air Conditioning. Dining room with table and 6 chairs. Cleaning/towels/ linen/maid service: Towels and bed linen included. A change of linen and a mid-stay property clean can be arranged at an additional charge. Please bring your own beach towels. Notes on accommodation Air-conditioning units in lounge and master bedroom. Suitable for children - garden area with the occasional wild tortoise! Cots and high chairs are available for rental. These cost €20 (subject to change) each per week, payable by cash on arrival and must be booked in advance as they are subject to availability.

Private garden with huge patio and garden furniture. Fantastic bay and mountain views.

Coast/Beach
2 minutes walk to local beach on Bay of Kotor with very safe swimming. 30 minute drive to fabulous beach, Jaz, with beach furniture, restaurants, bars and cafes in high season. Many other beaches within a 30-40 minute drive on the Tivat Riviera.

Travel
Dubrovnik Airport is approx 30km from property with the journey time approx 45 mins. Car hire is recommended. Collection from Dubrovnik Airport can be arranged at an extra cost. Car hire details available on request.

There are direct flights from Cork, Dublin and London to Dubrovnik in Croatia. There are direct flghts to Tivat in Montenegro with Thomson from London Gatwick. Further details on request.

Distances
4 km to Kotor.
30 minute drive to Budva. From Budva, a further 10 mins drive to SV Stefan - a beautifully scenic coastal drive.
The city of Dubrovnik is about an hour and a half by car.

Further details
There is a local minimarket selling all essentials (1 min walk), and large supermarkets, banks and post offices in Kotor.
Local taxis are available to those not wishing to drive (approx €3 fare to Kotor). There is also an inexpensive local bus service to and from Kotor - every 30 minutes at €1 per person.
